Birmingham Real Estate: You've Got Options: Homesellers: Don't Let Tunnel Vision Drive Your Goals Off of a Cliff

Homesellers: Don't Let Tunnel Vision Drive Your Goals Off of a Cliff

I had a really great interview with a young couple on yesterday and they simply amazed me.  I think that every seller, including sellers of expired listings, should take notes on this couple's approach to selling a home.  No decision was made on yesterday, but watch the video and you'll discover why.

This is fantastic, Charita!  It can be so difficult when sellers have blinders on or are resistant to ALL the options available to them.  Your sellers are SO lucky to have you guide them!

Leesa I consider myself to be the lucky one to be working with sellers that are open minded.  No matter what their decision is, at least they were receptive to exploring all of their options.  That is amazing to me considering what we normally face.

Your video series are getting good.  I am actually planning to something like it.  What are you using to do the video?  Anyway....Good job and some great information for sellers and things that they should consider.

Posted by Brenda Mullen, Your San Antonio TX Real Estate Agent!! (RE/MAX Access) about 9 years ago

Thanks Brenda. I'm using the Flip Video.  Bought a tripod a coupld of weeks ago and it is really coming in handy.  I think I overdid this one though.  I'd like to keep it 45 seconds or less (everytime).

Posted by Charita Cadenhead, Serving Jefferson and Shelby Counties (Alabama) (eXp Realty) about 9 years ago

Charita - this is excellent!  I would also be interested in what you are using in producing videos. .

45 seconds seems to be a good goal. Short, sweet, info packed - and smiling more?.

How refreshing! Sellers who are open minded! I need to do a video...soon as I look as good as you do!

Posted by Sussie Sutton, David Tracy Real Estate for Buyers & Sellers (David Tracy Real Estate) about 9 years ago

You are doing such a good job with video!  You are inspiring me to give it a whirl again.......

Thanks Barbara and I'm using the Flip Video recorder.  It's compact and the tripod is so compact, I can keep it in my glove compartment.  The only thing I need to figure out or find on a BLiz video, is how to video while driving.  I'll have to dig back into a BLiz Spear post for that.

I agree Daniel.  The one I did yesterday was 44 seconds and it was perfect.  I don't know how to edit video yet, so I'm really going to have to work on my timing.

Exactly Sussie.  We never want to pressure a seller into anything, but wow, it is so refreshing when working with clients that realize the full scope of their situation.  Kudos to my sellers.

Charita & Jeh Jeh PruittThanks Ann.  My brief encounters with broadcasting in college and being an "unofficial" spokeswoman for a particular annual event is coming in handy. (interviewing with Fox 6's Jeh Jeh Pruitt at an annual clothing drive). Boy look at that fat face of mine.

I'm looking at the curls!!  I love the curls!!  Great reminder to sellers to keep themselved open to the options!  Absolutely!

Posted by Carla Muss-Jacobs, RETIRED (RETIRED / State License is Inactive) about 9 years ago

Love the message but I especially love the video!  I didn't have a chance to watch the other one you posted recently (yesterday maybe??).  I need to do more video....but I need to have a script first or a live person asking me questions!

Posted by Christine Smith, Exclusive Buyer Agent & Attorney, Canton, MA (Buyers Brokers Only LLC - www.BuyersBrokersOnly.com) about 9 years ago

I know Carla.  It was a lot of them wasn't it?

Christine, although I have not had to use it, I have a 24" x 30" Post-It wall pad in my office.  It is big enough where you can write a script in HUGE print if you needed it.  Again, I haven't used it for that purpose, but I am sure that I will.

Posted by Charita Cadenhead, Serving Jefferson and Shelby Counties (Alabama) (eXp Realty) about 9 years ago

so... let's see if I understand this ... you're thinking they should consider all their "options"... right?

Posted by Alan May, Helping you find your way home. (Jameson Sotheby's International Realty) about 9 years ago

You are a genius Alan.  You know the drill.  Repeat. Repeat.  Repeat.  But when it comes to video, practice makes perfect.  It's no secret I've got to work on it.

Posted by Charita Cadenhead, Serving Jefferson and Shelby Counties (Alabama) (eXp Realty) about 9 years ago

Fantastic video, Charita. I don't have the courage to do that ... yet!

Posted by Cynthia Larsen, Independent Broker In Sonoma County, CA about 9 years ago

Thanks Ssssyn.  But come on. I'm sure you were made for video.

Posted by Charita Cadenhead, Serving Jefferson and Shelby Counties (Alabama) (eXp Realty) about 9 years ago

Alan's one smart cookie there Charita! You just have to admire someone who can analyze the obvious so well like he did!

Posted by Craig Rutman, Raleigh, Cary, Apex area Realtor (Helping people in transition) about 9 years ago

Alan is a riot.  Luckily I'm on board with Alan's since of humor.  I had made a special video post about the "options" thing as a joke, but I think people thought I was serious so I took it down.  I actually thought it was hilarious.

Posted by Charita Cadenhead, Serving Jefferson and Shelby Counties (Alabama) (eXp Realty) about 9 years ago

Charita I didn't know that you are a TV Star. You are a natural in front of the camera. You sound like Oprah too. Maybe you should take her spot now that she will no longer be doing her TV Show in Chicago. Thanks for sharing.

Charita! I think you look so cute in that picture with Jeh Jeh!

AND BROTHER ALLAN YOU'D BETTER BACK OFF!  SOMEONE'S GONNA GIVE YOU OPTION #3!

Thanks Sussie.  Five years and 40lbs ago that picture was taken.  I don't think we have to worry about  Alan anymore.

Charita, you've inspired me. I must start doing video. You do them so well!!!

Posted by Connie Harvey, Realtor - Nashville TN Real Estate (Pilkerton Realtors) about 9 years ago

Thanks Connie.  Both the more serious videos and the Alan videos were really fun to make.  I'll be watching for yours Connie.

Charita, my friend you are fortunate to be working with folks who manage to remain open minded! These days everyone is an expert and of course they learned it all on the...Internet!

BTW I am really enjoying your videos, especially the humorous one to Alan and I plan to stay tuned ;-)

Posted by Russell Lewis, Broker,CLHMS,GRI (Realty Austin, Austin Texas Real Estate) about 9 years ago

Russell you are so right. Everyone wants to be the expert and take the advice of other so-called experts so this couple was a refreshing change.

I'm glad that you go the opportunity to enjoy the Alan-Options party.

Posted by Charita Cadenhead, Serving Jefferson and Shelby Counties (Alabama) (eXp Realty) about 9 years ago

I have not entered the brave new world of video yet.  I'll get there (at my own pace).  LOL!

Posted by Donna Foerster, Metro Denver Real Estate Assistant (HomeSmart Realty Group) about 9 years ago
Donna video was very intimidating. That is why it took me so long.
Posted by Charita Cadenhead, Serving Jefferson and Shelby Counties (Alabama) (eXp Realty) about 9 years ago

Charita:

I think it is unfair of you to take the video down.  I can't figure out why Alan is going into witness protection, but I know it must have something to do with that video you took down.

Posted by Evelyn Kennedy, Alameda, Real Estate, Alameda, CA (Alain Pinel Realtors) about 9 years ago

Thanks Richard.  Glad you enjoyed the video.  It was lots of fun and so was the Yo Alan Party.

Posted by Charita Cadenhead, Serving Jefferson and Shelby Counties (Alabama) (eXp Realty) about 9 years ago

Evelyn I put the video back up in case you missed it, here it is:

Posted by Charita Cadenhead, Serving Jefferson and Shelby Counties (Alabama) (eXp Realty) about 9 years ago

Charita, way to go with the video blog only 3% of realtors do it right now great job!

I don't know if you realize Alan May just  a blog and referenced this one, the way I interpreted his blog it wasn't friendly to you, hope I'm wrong just want to bring it to your attention, thanks-Jon

Posted by Jon Kolsky, Licensed California Real Estate Broker (Kolsky Realty & Management) about 9 years ago

Jon is was all in jest, I assure you.  You must not have seen the "Yo Alan" video that I did.  Some people did take us seriously at first, so I had to modify the post to let everyone know it was all in fun.

Posted by Charita Cadenhead, Serving Jefferson and Shelby Counties (Alabama) (eXp Realty) about 9 years ago

Charita - I always knew you were my kinda girl - not phony sounding, very professional and like someone I'd want to talk to - this is one of my favorite videos yet! Love a real person who speaks with convenience, but isn't phony or intimidating and that my friend it you! Great job! Suggested!

Posted by Kristine Ginsberg, NJ Home Stager (Elite Staging and Redesign, LLC) about 9 years ago

Thanks Kristine.  I'm the straight talker.  I figure I can't go wrong there.

Posted by Charita Cadenhead, Serving Jefferson and Shelby Counties (Alabama) (eXp Realty) about 9 years ago

Charita, I hope to see a post from you that you have listed this young couple's home who is open to all the options (not many sellers are, you are right about that.)

Posted by Praful Thakkar, Andover, MA: Andover Luxury Homes For Sale (LAER Realty Partners) about 9 years ago

Praful they chose the option not to sell the house at this time which I totally understood.  It turned out to be a good decision for them and I wholeheartedly supported it.
