I just love this quote by Ed "We cannot offer a different range of houses; we can only offer a different caliber of service,"

It says a lot and it's one that I think we can all use in our conversations with buyers and sellers.

You Don’t Get More Choices by Calling Several Agents

I was surprised this morning with a call from a fellow ActiveRain member that I can also call a friend. She was passing along a referral for a buyer in Connecticut. After she gave me the information, and we chatted a bit, I called the potential client.

We discussed their needs, and the value range. I said I would send over some potential listings, as the buyer was from out of state and then we would talk.  About an hour later, that same buyer called back to confirm who I was, which was strange.

Then they proceeded to offer that they had talked to several agents and wanted to connect the phone number to the agent. I asked if they were looking at more than one area of Connecticut, and they replied no, just that single town. This generated the next question as to why they were contacting additional agents, which brought the reply, so I could get more options.

In their price range, the options are very few, and realistically would be strictly a cash purchase and of such a low value that they might not get too many replies.

When trying to make a home purchase, the standard for all agents is the Multiple Listing system. It makes no distinction to agent, just the criteria that is used to source listings. Calling multiple agents will not get a broader range of properties; it will get duplication and generate more angst than would be necessary. We cannot offer a different range of houses; we can only offer a different caliber of service, and if it’s known that a client is using different agents without making a commitment to any, the agent that stays behind, may not necessarily give the best service.

Commit to the purchase; commit to the agent, and get a professional working to your best interests.
