Buying a HUD Home in Birmingham
Once of the biggest time savers when considering the purchase of a HUD home in Alabama, is the availability of the Property Condition Report found on the HUD website. Unlike listings in the MLS, the Property Condition Report gives far more detail about the state of the property. So before you go traipsing off to view HUD properties, you can save yourself and your agent a lot of time and MONEY by reviewing the Property Condition Report. Before HUD homes are listed, they are inspected and the condition of the property is detailed in the Property Condition Report. By reviewing the Property Condition Report, you can weed out properties for consideration based on the nature of the work that will need to be performed on the house.
HUD home purchasers are usually willing to do some work, but by reviewing the Property Condition Report you may discover that the work that is needed is far more than you are prepared to take on. For example, you may be willing to take on the expense of replacing the A/C unit BUT are you willing to serve as project manager on a roof replacement, replacement of all missing copper, wiring or remodeling a kitchen damaged by fire? (In this particular post, we are not discussing financing repairs with a 203K loan. We'll save that for another post).
I want to be clear that once you have identified a HUD home that you would like to purchase, you should NOT rely on the Property Condition Report. As a buyer you should ALWAYS take responsibility for performing your own due diligence and hire a qualified home inspector to inspect the property and prepare an inspection report for you.
Once on the site, you can click on state HUD properties or REO properties in the state of Alabama (there are other states to chose from, but we'll stick with Alabama).
After clicking on the State, you'll come to a screen where you can select all of the locations (cites) where you want to search for a home (see below). You can click on as many as you'd like. I've selected a few in the western area of Birmingham. Then click on the "Search" button at the bottom of your screen.

Review the details (see below) and then finally, click on the link for the Property Condition Report.

Remember that once you've selected a HUD home and your offer is accepted, you still have the responsibility of buyer's due diligence. Please get an independent Home Inspection for your own protection.
